Homeowners Guide: How to Hire a Reliable Handyman or Contractor
Don’t Get Ripped Off: A Homeowner’s Guide to Hiring Honest Contractors and Handymen
Let’s face it—since the pandemic, the world has changed dramatically. With economic uncertainty and heavy global topics filling the airwaves, it’s easy to feel overwhelmed. But let me be very clear: none of that gives anyone the right to take advantage of people, especially in the construction, home improvement, and handyman industries.
“I’ve always believed the pen is mightier than the sword, which is why I’m writing this today—to empower and inform.”
We all need help maintaining our homes. Whether it’s rent, a mortgage, damage repair, or a much-needed renovation, these are some of the most significant investments we make in our lives. Unfortunately, that makes homeowners a target for dishonest labor and inflated pricing. That’s why I’m writing this blog—to help you protect your home, your wallet, and your peace of mind.
As a designer, I’ve seen it all. Projects gone sideways. Contractors walking off jobs. Prices that jump mid-project with no explanation. It's disheartening and can easily make anyone want to give up. But don’t let bad experiences scare you away from upgrading your space. With the right knowledge and preparation, you can hire help without getting hurt.
"Whether you're a homeowner living on a tight budget or someone with the means to invest in a dream renovation, no one deserves to be disrespected, overcharged, or discriminated against—everyone has the right to honest, fair service."
🚩 Red Flags to Watch Out For
No Written Estimate or Invoice
If a handyman or contractor won’t provide a written estimate, walk away. Verbal agreements are not legally binding, and they leave you vulnerable to changing prices and false promises.Evasive Communication
If they refuse to communicate via email, insist on texting only, or dodge calls, this is a red flag. Professional communication is part of professional service.Unlicensed or Uninsured
Always ask to see proof of licensing and insurance. If they hesitate or brush it off, it's a major warning sign.Requests for Large Upfront Payments
A deposit is normal, but demanding a large sum before work has even begun is not. Standard deposits typically range from 10–30%, depending on the job size.Too-Good-to-Be-True Pricing
If their rates are significantly lower than others, it could mean they’re cutting corners—on materials, labor ethics, or both.
What to Do to Protect Yourself
Always Get It in Writing
Request a detailed written estimate outlining labor, materials, timelines, and hourly rates. Ask for an official invoice on company letterhead or business documentation.Use Email, Not Texts
Emails create a reliable paper trail. Avoid relying solely on texting, especially for important decisions or payments.Document Everything
Keep a written journal of dates, phone calls, site visits, and what was discussed. Take photos of progress—or lack thereof. Keep all receipts and correspondence.Verify Licensing and Insurance
Ask for license numbers and confirm them with your local state licensing board. Make sure they’re properly insured to protect you from liability.Use Trusted Platforms
Check reviews on Google, Yelp, and the Better Business Bureau. Ask for referrals from friends, neighbors, or your designer.
What to Do If You’ve Been Scammed
Report It Immediately
Leave detailed reviews on Google, Yelp, and contractor directories. File a complaint with the Better Business Bureau and your state’s Consumer Affairs Office.Use Small Claims Court
If the amount is under your state’s small claims threshold, you can file a case yourself without an attorney. Gather your documentation and photo evidence.Seek Legal Advice Online
Services like Rocket Lawyer, LegalZoom, or Free Legal Aid clinics can help if you need affordable legal advice.
Why Hiring a Designer Can Save You
Designers aren’t just here to make things beautiful—we’re your project advocates. We’ve spent years vetting trusted tradespeople and know how to manage timelines, budgets, and expectations. While no project is perfect, working with a designer means you’re not alone when mistakes happen. We act as a liaison, absorb the stress, and hold contractors accountable so you don’t have to.
Final Thought: Never allow anyone to disrespect you or dismiss your concerns. You have rights as a homeowner. If someone behaves unprofessionally, walks off the job, or overcharges you, report them. In many states, you can even revoke a contractor’s license through the licensing board.
Your home is sacred—don’t let someone treat it carelessly. With the right knowledge and confidence, you can hire help and still protect your sanctuary.
